LOCATION
The land is located on the Evita boulevard, a street with a significant grove of trees that gives it a distinctive identity within the city. The boulevard retains its original scale of a neighborhood of low-rise houses, but for some years now, buildings for various uses have begun to rise along its edges. All the buildings that have been positioned on this linear park possess an architectural value above the average of the City of Moreno.
Among the advantages offered by its location are the proximity to both the transfer center and the highway, as well as to health services, sports clubs and all the facilities offered by the city center.
ELEVATION
Towards the north facade, the building's envelope offers different full and empty spaces in a facade work that relates metal, vegetation, glass and movement.
LIGHT!
The envelope and the openings for zenithal light filter the light, creating poetic effects.
TERRACES
The building envelope extends beyond the maximum height to become a pergola, creating a new space on the terrace that enables new uses and invites people to enjoy it. It also replaces the railings and enclosures to conceal the water tanks.
PROGRAM
Inside, the building is structured with a single-bay circulation corridor with two large windows at each end to enhance the spatial experience along the pathway. The private areas of the building are located on each side of the corridor. Initially, a strip of service areas and wet rooms are developed to allocate all the facades to the serviced spaces, maximizing the entire width of the land for sunlight and ventilation.
EXTERIOR ENCLOSURE
On the outside, the external enclosure wall is composed of several overlapping layers to provide greater comfort. A 12cm hollow brick wall + 5cm glass wool insulation, plasterboard finish and water-repellent plastering on the outside, plastic plaster and a second ventilated façade.
The interior finish offers the neatness of drywall construction and great thermal comfort thanks to the glass wool insulation. The common brick wall provides solidity and thermal and sound insulation. The green façade works as a solar barrier during the summer and allows the sun to pass through during the winter. The water-repellent insulation of the traditional plastering provides proven water-repellent insulation. The second façade offers a quality and design finish, the venturi effect it generates enhances natural ventilation and the influx of fresh air.
